Workplace Refurbishment
We work at scale across the UK's existing building stock, partnering with owners to extend the life and performance of their buildings. From a phased refurbishment around a live occupier to a full re-fit or decarbonisation of an ageing asset, we collaborate closely with owners to give ageing space a renewed purpose.

Furniture Consultancy & Install
For 10 years, we’ve run our in-house furniture practice alongside D&B services. Tribe Furniture works with over a thousand manufacturers across the UK and Europe — giving clients the best pieces available, backed by extensive warranty agreements. Embedded within each interiors team, our experts specify and install furniture alongside the wider project, ensuring every detail arrives exactly when and where it should.

AV Hardware & Software
Tribe Technology was created in response to client demand — putting technology, often an afterthought in workplace design, at the centre of the project from day one. We work with the best suppliers to specify and install AV that runs within the wider Design & Build programme, not around it. Our in-house technology team delivers full-service design integration, specification, and install of AV that enhances, not limits, human connection in the space.

Workplace Facilities Management
Pulse has run for over five years — the longest-standing Managed workspace business owned by a D&B practice. A Managed workspace offering takes on everything that happens after handover: day-to-day operations, maintenance and the small jobs that keep a building running as intended, so owners and occupiers don't have to. Clients get one main point of contact, backed by direct access to Thirdway's Design and Build teams whenever a space needs to evolve.

Traditional Design & Architecture
Anomaly is Thirdway's sister architecture practice, founded in 2017 and working UK-wide. It is an award-winning practice, recognised at the SBID International Design Awards, Mix Interiors Awards and London Construction Awards. Anomaly connects architecture and interiors within a single studio, taking projects from initial planning through to a finished space. Its work spans retrofit, building repositioning and full planning applications for clients across London and the North.
